VR Marketing: The Marketing Industry’s Next Big Thing

Virtual reality is becoming a daily reality for an increasing number of consumers. With global revenue projected to top $3.7 billion by 2020, VR is well on its way to transforming a diverse list of industries. Among one of the fastest growing applications for immersive technology is virtual reality marketing. As companies from Tommy Hilfiger to Coca Cola demonstrate the sheer power of VR to engage customers, outdated selling strategies are giving way to ad campaigns that capture consumers like never before.

How VR marketing is being used to turn boring ads into immersive experiences that seize the imagination.

With a projected Compound Annual Growth Rate (CAGR) of around 54% for the period between 2017 and 2022, smart businesses are looking to VR to engage their customers and prospective customers in ways never before possible. Far removed from the flat appeal of the print ad, beyond even the power of targeted video advertisements, the virtual marketing experience promises to provide consumers with the next best thing to conventional brick-and-mortar shopping experience. Actually, it’s even better.

According to one study, 74% of consumers find VR ads less intrusive than regular digital marketing, with a 70% same-day-recall rate. Those numbers are more reflective of in-store marketing experiences than they are conventional advertising.

If you think Google Street View is cool, imagine it on steroids and you will begin to see the potential value of VR to the tourist industry. Transforming the mouse-driven 360 degree concept into a 3D immersive experience, VR offers travel-related businesses the opportunity to plant their customers’ feet at the world’s hottest destinations before they even buy the ticket.

2. VR Marketing Within ecommerce

Rapid advances in technology often get ahead of the terms we use to define it. The merger of ecommerce with virtual reality is such an example. Whether you choose to embrace the newest marketing term, vCommerce, or to remain a loyalist to its predecessor, be prepared for changes in how products are sold online.

3. The Wildlife Trust of South and West Wales

VR videos are particularly well suited for conveying the beauty of picturesque destinations. The Wildlife Trust of South and West Wales has found that VR videos significantly increase tourism interest in country’s gorgeous hotspots. The non-profit organization has already produced two VR videos, which immerse potential visitors into the Teifi Marshes Nature Reserve in 3D glory. Among tourists who have watched the videos, 85% say they intend to visit Wales—not a bad conversion rate, especially for an out-of-the-way destination.

4. Alibaba

Last year, Chinese eCommerce powerhouse Alibaba committed to incorporating VR technology into its customers’ shopping experience. This year, the eCommerce company added a new shopping option for its customers — a virtual store. Named Buy +, the new feature is designed to preempt Alibaba’s customers from leaving the platform in search of their own virtual store.

To entice customers to go virtual, Alibaba has placed special offerings within their digital stores. If there is anything shoppers like more than a good deal, it’s a good deal that is also exclusive. Apparently, Alibaba has not let technology get in the way of good old-fashioned marketing tactics

5. VR Marketing in Retail

VR marketing is starting to reshape the retail shopping experience. Major brands are increasingly comfortable offering virtual shopping solutions to their brick-and-mortar customers. This only makes sense, when you consider that marketing does not end at the store entrance. It is within the retail store that the most effective sales efforts take place.

Walmart

Retail giant, Walmart, is doing more than using VR to sell its products, it intends to help build the VR retail marketing industry. The retail chain has created its very own retail startup incubator, dubbed Store No. 8. Through their unique tech initiative, Wal-Mart will help build startups that will shape retail through VR technology. The grand debut of Store No, 8 was kicked off with all the pomp of a Hollywood gala. Only, in this case, it was not celebrities who were the stars of the show, but high-tech companies who presented their VR marketing technologies through a virtual reality showcase.

Lowe’s Home Improvement

Lowe’s was among the first major retailers to embrace augmented reality (AR). By providing customers with apps that allow them visualize the company’s products within their own home, Lowe’s didn’t just jump on the tech marketing bandwagon, they hopped in the driver’s seat. In keeping with Lowe’s cutting-edge marketing philosophy, the home improvement giant has rolled out a new VR tool to help customers become confident with DIY projects.

Introducing Holoroom, Lowe’s VR training lab for customers who are not comfortable undertaking home-improvement projects on their own. Available in select stores, at the moment, Holoroom allows customers to perform projects in a virtual environment before trying them in their homes. More than a novel VR experience — although it is that, too,

Holoroom makes use of VR to overcome a major marketing hurdle. If customers are more comfortable using the company’s products, they will be more likely to buy the company’s products. Lowe’s Holoroom is a brilliant example of the value of virtual reality technology in marketing.

VR Marketing in Real Estate

Real estate marketing is experiencing a dramatic transformation. No longer are on-site visits or online galleries the only way to prospect a new home or business property. Thanks to VR technology, real estate agents can place their clients smack in the middle of a new home or business from the comfort of their own office.

VR is a newcomer to a real estate industry heavily focused on customer experience and ease of access. There exist many pain points in real estate that VR solves for renters and investors. These include buying or renting a property sight unseen, touring homes with potential renters, envisioning fix and flips, and so much more. In short, VR is changing the real estate world.


Some of the real estate companies which use VR technology include but not limited to the following;


1. Matterport

Matterport is just one of many companies bringing the power of VR to the marketing of properties. Through their 3D camera products, specialized software, and cloud-based services, this tech company provides all the tools agents and brokers need to immerse their clients into a virtual tour, whether the location is around the block or half-way around the world.


2. Sotheby’s International Realty

Australian real estate company, Sotheby’s International Realty, uses Matterport’s technology to deliver immersive tours of properties around the world. The company’s 3D interactive tours demonstrate quite well the power of VR to captivate buyers.

Here are some of the ways that investors and tenants will be affected — for the better.


· Home touring and selling efficiency

The biggest positive impact on real estate investors is the use of VR for touring homes. This applies not only on the buying side, but when renting out properties as well. Sophisticated software companies can now stitch together photos and videos taken with specialty equipment to provide an interactive and 360-degree rendering of a space.

Rather than driving around for a day to see five properties, real estate investors can view 30 properties before lunch with VR. This also applies to real estate professionals who want to sell a property. Oksana Tunikova from Rentberry explains, “Previously, potential buyers had to travel to visit a property. Now, this step can be skipped thanks to VR. There’s no limit on the number of people who can view the same property at one time, and potential buyers can see dozens of properties in a fraction of the time.”

Due to the increased selling efficiency, many innovative real estate brokers are factoring VR into their marketing strategy. This includes Glen Henderson, Realtor at Alliance Group Real Estate, who has integrated VR in his marketing funnel. He notes, “Not only have we seen an uptick in inquiries on our homes, we have also received offers based on a virtual walkthrough of the home.”


· Buying sight-unseen

Many real estate investors, including myself, have purchased a property sight-unseen. In fact, a recent study found that a third of homebuyers have made an offer on a property sight-unseen. When doing these kinds of deals, buyers’ level of comfort is diminished due to their inability to view the property physically.

Similarly, overseas buyers and sellers can now experience a property through VR without having to travel physically to the location, which costs time and money. Andreas Johansson of Berkovitz Development Group elaborates: “For a company like ours that sells properties thousands of miles away, it means we no longer have to wait for customers to travel to visit the site. Instead, we can show it to them in the comfort of their own homes.”

Buying sight-unseen may be your only option with new builds. Developers typically have a couple model homes or condos, but they won’t have one for all their layouts. In these cases, VR can help fill the imagination gap of prospective buyers. For instance, Virtual Xperience has developed solutions for builders to generate VR visualizations of unbuilt environments. Johansson says, “VR will be a game-changer for all developers; you no longer have to rely on basic renderings to showcase your project, clients can now see through VR what they’re buying, and developers can get deals done quicker.”


· Fix and flips 2.0

One of the biggest game-changers for real estate investors is the use of VR for fix and flips and renovation projects. Real estate investors are painfully aware of the challenges associated with visualizing an end product and then communicating that with your contractor and renovation team. Investors involved in rehab projects can leverage VR to instruct their renovation contractors on exactly what project should look like at various stages.

Paul Lisanti, a real estate sales representative, notes that by “using VR to superimpose improvements (new furniture, paint, decor, etc.), investors can get a better idea of what proposed renovations will look like, and ultimately cost.” And, as many real estate investors work in joint venture partnerships, VR is a great way to show other investors the progress of a renovation project.


· Advertising rentals with quality leads

The bread and butter of any good real estate investing business is marketing your rentals. The difference between an 80 percent or 95 percent vacancy rate, or a long-term tenant versus one who leaves after ten months, can be financially devastating. This is why finding the right tenant, at the right time, is the linchpin of any successful real estate investing business.

Creating a seamless tour of your property will not only draw high-quality tenants, but will help you fill properties quicker and reduce vacancy. As Elizabeth Gibson, CCO at ezLandlordForms, puts it, “VR tours are a huge time-saver for landlords and potential tenants, especially when the would-be tenant lives across the country or abroad. Most investment property managers are more than happy to dispense with traditional in-person tours. They are already juggling many tasks, and there’s nothing more disappointing than giving up an hour or two to show a unit, only to have a no-show.”

Consider TorontoRentals.com, which uses Matterport VR technology to showcase rentals on its website in 3D and virtual tours. Matt Danison, CEO at TorontoRentals, reports, “Virtual reality will increase the quality of renters who come to view the property. They’ve already experienced the immersive tour and are no longer simply ‘tire-kickers.’ We’ve found that this saves time for landlords, property managers, and real estate agents who want to show the property to serious renters.”


· Improved tenant communication

Finally, as real estate investors we often struggle with tenant communication. How do you work the laundry? The security system won’t work for me! Where is the switch board and how do I use it? We’ve all heard these common questions. Through VR and virtual tours, instructions for these tasks can be relayed to renters through an accessible video library.

Gibson concludes, “Communication hurdles will be demolished as the use of VR grows, and will evolve quickly as cranky tenants and tired landlords discover new uses that solve common tension points.”

Tenant communication is even more important for real estate investors who specialize in short-term vacation rentals. In a recent industry study, 87 percent of vacation rental managers said they want to improve their communication with guests. VR can help facilitate better communication by showing visitors exactly how to do or find something in a vacation rental, or even where to go in your neighborhood and city. Because of the high turnover rate in vacation rentals, effective communication is even more critical than traditional long-term rental situations.


The Bright Future of VR Marketing

Although VR marketing is in its infancy, by all accounts it is one of the hottest trends in marketing.

VR lends itself perfectly to supercharging marketing campaigns, and creating entirely new marketing strategies. Just as radio and television disrupted, to a large degree, print advertising, VR technology will eventually disrupt conventional digital advertising mediums.
